Information for Warbasse Fitness Center

Yearly Membership
$154.00, each additional household member $134.00, registration at the management office Tuesday and Friday afternoons between the hours of 1:30PM and 4:00PM & Wed. & Thurs. mornings between the hours of 9:30AM and 11:30AM. Must be the stockholder of record or an occupant of the apartment (appear on yearly income affidavit) and must be 17 years of age or older in order to be a member.  At time of registration, must provide identification.  Check or money order only, NO CASH.

Information for Laundry Room
Hours 6AM-11PM / 365 days a year
Washing Machine Cost $1.25 Double Loader Cost $3.00
Dryer cost $0.35 for 15 minutes
Additional Laundry Room Cards available at Management Office at a cost of $7.50 per card. Please note card has no monetary value on it when purchased. Must provide proof that you reside at Warbasse to purchase additional card(s).
It is imperative that cooperators be considerate of their fellow cooperators when doing wash. Do not utilize several machines at once.

Information for Renovation
Hours 9AM-5PM / Mon-Fri
Must contact management office in advance and fill out renovation agreement. Agreement must be approved by management before work begins. Contractors license and insurance required as well as a deposit of $1,000.00 which will be returned upon completion of work unless damages arise from renovation work. Money order or Certified Check ONLY.

Moving Hours
Hours 9AM-5PM / Mon-Fri
Appliance delivery, furniture delivery, etc. may be delivered on weekend with prior authorization from Management.

Building Keys
Additional keys available at Management Office at a cost of $3.00 a key. Can be billed to your account or check or money order. NO CASH

Mailbox Lock & Keys
Replacement mail box locks with two keys is $12.00. Additional keys can be made at a cost of $1.00. Contact maintenance office.

Apartment Bottom Door Lock
Replacement bottom apartment door locks with two new keys installed is $52.00. Additional keys cannot be made. Contact maintenance department.

Smoke Alarms
Free of charge as well as battery. Please inquire at the maintenance office.

Window Guards
Installed free of charge. Please inquire at the maintenance office.

Safety Bars for Bathrooms
$30.00 each installed. Please inquire at the maintenance office.

Carbon Monoxide Detectors
Warbasse is exempt from having carbon monoxide detectors installed in apartments since boilers do not exist in any of the buildings.

Community Room Rental
Should you wish to rent a community room, you may do so by contacting the management office at ext. 206. Only residents of Warbasse are permitted rental of the rooms. Sweet sixteen parties are not permitted. The cost of renting a community room is $175.00. A $200.00 damage deposit is all required and will be refunded after the party unless damages are incurred.

Table & Chair Rental
Management no longer permits cooperators to rent chairs or tables for personal use.

Homeowner Insurance
Every cooperator is required to carry a homeowner’s insuranc
e policy, with a minimum of $300,000 property damage. It is the cooperators responsibility to see to it that they send a copy of their insurance policy or Certificate of Insurance to the management office on a yearly basis. Anyone who fails to submit insurance is considered a “Cooperator Not in Good Standing”.

Apartment Transfer Applications
Any cooperator who is interested in an apartment transfer can contact extension 204 or 214 at the management office. There is a $25.00 application fee. Anyone applying must be a Cooperator in Good Standing and must reside at Warbasse a minimum of 2 years. There are also certain family criteria’s that must be met according the rules and regulations of the New York State Division of Housing and Community Renewal.

Every apartment is assigned an intercom number. If someone rings your intercom, please do not allow them access to the building unless your know who they are. If you do not know your intercom number or it is not working, please contact the management office.

Late Fee
Carrying charges are due by the 10th of each month. If your carrying charges are late, there is a $50.00 administrative charge imposed.

Anyone who owns a dog must register the dog with the management office. In order to do so, you must bring a picture of the dog. There is a $10.00 registration fee payable by money order or check. NO CASH. Once management registers the dog, you will be issued a tag and will be charged $25.00 per dog, per month. Anyone who fails to register their dog will be assessed a $200.00 administrative fee and the monthly dog fee.

Not in Good Standing
A cooperator who is considered “Not in Good Standing” is ineligible for any of Warbasse Amenities such as, Parking Space, Rental of Community Rooms, Fitness Center, etc. Please see Notice of Not in Good Standing on this web page for further details.

Window Air Conditioners/Safety Brackets

Only apartments that do not have a convector in their kitchens are permitted to have an air conditioner in the window. Any other apartment unit a window air conditioner, where a convector exists, is required to pay a yearly fee of $125.00 per air conditioner.

In accordance with our insurance policy and New York City local law, each and every window air conditioner MUST be installed with a special bracket that is accepted by the City of New York. The bracket insures that the unit will not fall out of window and cause bodily harm or death to a person(s) walking on the street below.

The bracket is available at your local hardware store or can be purchased from our maintenance department. The cost of the bracket ranges between $30-$40 depending on the size of the air conditioner unit. Our maintenance department will arrange to install the bracket on existing units at a cost of $25 per unit.

Viewing of Vestibule Camera & Laundry Room Cameras - 591/HD134

If you are a Cablevision subscriber you can view the vestibule of your lobby and the laundry room by tuning your television to channel 591. If you have Cablevision High Definition you can also view it on channel 134.

Anyone who does not have cable television and only has master antenna can view the vestibule and laundry room cameras on channel 8.  In order to do so, you must turn off your convector box and manually tune your television to channel 8.

Warbasse Community Channel - 592

If you are a Cablevision subscriber you can view the Warbasse Community Channel on 592.  The channel provides important information regarding the community, the buildings, management information and so much more. Tune in to see for yourself.


  Why can I not find my placement on the internal/external apartment list when I click on the Link?

If you have already obtained your conversion number from the management office, be sure that you choose WARBASSE HOUSES, NOT AMALGAMATED as your housing development.
